An Italian country house, set on sprawling green grounds atop a hill with panoramic views across the countryside...this historic farmhouse also boasts the best of modern amenities, including a heated indoor swimming pool...perfect for savoring Italian 'dolce vita,', long walks to the nearby little lake, drinks at sunset and staring at the many deer that wander by the house each evening at dusk. Lovingly restored - 4 bedroom 2 bathroom, on 2 levels, sleeps 7 to 9, with views over the valley, indoor heated swimming pool (extra). Only 15 minutes to Gubbio, it is set on a gentle slope in the rolling hills overlooking the Chiascio river valley, fenced with electric gate for privacy, making it a perfect country retreat. It is light and airy inside, furnished to a high standard, with antique and designer items. Interior: 2 levels, each level has direct access to the garden. The main entrance is on the upper floor through an enclosed patio bursting with plants that leads you into the expansive living, dining, kitchen area (80sqmt/860sqft) with open gourmet kitchen, well furnished living room and Satellite TV with home theatre system. The upper level has extra large luxury bathroom (15sqmt/161sqft) with jacuzzi, and the library (15sqmt/161sqft) with two beds/sofas (this room if needed to sleep 9 can be converted into a twin bedded room). The library leads into the indoor pool room. The indoor swimming pool 8x5x1.40mt has large windows and large sky lights to make it a light filled room. Among the large potted plants in the pool room (60sqmt/645sqft) are a sitting area and multifunction home gym machine. The lower level is connected by 2 spiral staircases to the upper level: Master bedroom suite (40sqmt/430sqft) which is accessed by an original arched doorway, with marble floors, canopied king size bed, with a sitting area, marble fireplace and direct access to the garden with a private vine covered patio with outdoor round dining table for 4. A large luxury bathroom (10sqmt/107sqft) with shower and deep antique cast iron bathtub. Also, 1 single bedroom, 1 twin bedded bedroom, a utility area with washing machine and iron. The villa is surrounded by manicured grounds, on the south facing side there is the outdoor eating area shaded by a wisteria plant that covers the entire facade, here there is a dining table for 12 and an iron barbecue. All around the villa are lawn chairs and benches to enjoy the outdoors. 1 canoe and 2 mountain bikes at guest disposal. The Chiascio river is just 1km down hill from the house and is is stocked with trout’s, carps, pikes, rock bass, eel, and cat fish. AREA: Explore the medieval town of Gubbio which is just 15 minutes away. Closest restaurant 5km, closest village with pharmacy, post office and very small grocery shop 7km.
