 This very charming stone villa
sits in an idyllic location on a gently rolling hill in the center of a 6
hectare property on the edges of a rolling woodland right on the border
between Umbria and Tuscia. The villa is a converted farmhouse which has
been beautifully renovated and enlarged and transformed into a wonderful
home along with all the charms of the typical Umbrian country farmhouses.
Near the main house is the annex. INTERIOR: Ground floor: Foyer, dining
room, fully equipped kitchen with access to the outside, cellar, spacious
split-level living room with large fireplace, divans, piano, music corner
and access to the outside, 2 double bedrooms both with access to the
gardens, 1 bathroom with shower, laundry room. Mezzanine ground floor: 1
double bedroom with bathroom with bath, 1 single bedroom, lounge with
access to the garden and to the patio, 1 bathroom with shower. Attic (min
height 1.50 - max 9 feet ) Entrance with single bed, 2 double bedrooms, 1
bathroom with shower. The annex (775 sq. ft, avail. at extra charge) sits
65 feet from the villa and boasts a terracotta paved outdoor area, a
spacious open plan living/dining room with fireplace and kitchen corner, 2

| Montecastello Farmhouse is situated on an agricultural estate of 300 hectares, in a position commanding a superb view over the Tevere valley, the city of Todi and the village of Montecastello (2 km). The renovation of this ancient stone house has been beautifully done. Externally the rural features have been skillfully preserved, while inside careful attention has been paid to detail, and to providing a high level of comfort. It is furnished with good quality rustic pieces, and the kitchen is equipped with dishwasher and oven. In the garden, as well as fully equipped private areas, a 6x13 m swimming-pool for guests` exclusive use has been built. Guests may find food shops in the nearby village of Montecastello which also has aspects of considerable historic interest, starting with the nineteenth-century theater which is held to be the smallest in the world. The medieval cities of Todi and Orvieto are 14 and 20 km away respectively, Perugia 40 km, and Assisi 50 km. Very old, comfortable farmhouse, completely renovated.
